  • CASE01 Advisory Work for Overseas Investors

      Selecting and financing real estate and support for closing deals for real estate in Tokyo As the desire for overseas investors to invest in real estate in Japan increased, we examined effective investment schemes for those who are considering investing in properties in Tokyo.

    • Approach

      We advised on schemes for non-residents (adopting schemes using overseas SPC). We also offered support from all aspects, from due diligence to mid-term asset management, and exit strategies.

    • Results

      We succeeded in shifting to high occupancy mid-term and obtained high IRR.

  • CASE02 Investments to increase value of old apartments

    • Issue

      We acquired regional properties with less than 50% occupancy and improved occupancy.

    • Approach

      We invested in facilities, such as large-scale improvements and differentiated these from other properties.

    • Results

      We were successful in securing leasing without lowering rents. We also achieved full occupancy in a half year and sold after mid-term holding, capturing an investment return surpassing IRR 60% of IRR.

  • CASE03 Advice to overseas real estate investors

    • Issue

      Provide advice on acquiring investment properties in Johor Bahru, Malaysia A joint national project between the governments of Malaysia and Singapore, the Iskandar Plan involves the investment of approximately JP 20 trillion yen in the state of Johor from 2006 to 2025. Business centers, industrial parks, educational facilities, residences, and other large-scale development projects are being undertaken. Recently, the state become crowded with multiple development projects and it became difficult to select properties.

    • Approach

      Among other services, we conducted studies and offered advice ranging from financing from local financial institutions to studies and advice involving purchases, such as confirming local transactions and studies of real estate market trends.

    • Results

      We selected areas where communication with local staff had already been established rather than in undeveloped Nusajaya. We chose a multifaceted development project with an Australian developer having a proven track record.
